In most cases you must tell the council at least six weeks before demolishing a building — section 80 of the Building Act 1984. Fill this in and print the notice.
The rules in brief
- Give the notice to the council at least six weeks before demolition starts.
- Send copies to the occupiers of any adjacent building and to the gas and electricity suppliers for the building.
- The council can reply with a counter-notice setting conditions — for example shoring up neighbouring buildings, weatherproofing exposed walls, removing rubbish, or disconnecting services.
- Usually not needed for: buildings of 1,750 cubic feet (about 50 m³) or less; internal demolition of a building that will stay standing and occupied; and most agricultural buildings.
- This notice is separate from planning: many demolitions also need the council's prior approval, and listed buildings or larger buildings in conservation areas need consent. Check with our free planning checker.
- An asbestos survey is required before demolition (Control of Asbestos Regulations 2012).
