Site checker

Buying a site, planning a scheme or pricing a demolition? Enter the postcode and see which official planning designations cover it — and what each one means for your project.

Checks the centre of the postcode against records published on planning.data.gov.uk. A boundary can cut through a postcode, so confirm the exact plot with the council.

Whatever the postcode: before any demolition

Demolition notice

Tell the council at least six weeks before demolition starts (Building Act 1984, section 80). Our free generator writes it.

Prior approval

Demolishing a building under permitted development still needs the council's prior approval of the method and how the site will be restored.

Asbestos survey

Before refurbishment or demolition of a building built before 2000, a refurbishment and demolition asbestos survey is needed (HSE guidance HSG264).

Bats and nesting birds

Roofs and old buildings can hold bat roosts. Disturbing a roost without a Natural England licence is an offence, so survey before stripping roofs.

CDM 2015 and F10

Every project has CDM duties. Notify the HSE (form F10) if the work lasts over 30 working days with more than 20 workers at once, or exceeds 500 person-days.

Party walls

Work on a shared wall, or digging close to a neighbour's foundations, needs notice under the Party Wall etc. Act 1996.
