Demolition

Partial & structural demolition

Removing part of a building, walls, chimneys or extensions — safely.

Sometimes only part of a building needs to go: an old extension, a chimney, internal walls or a section of a structure.

Partial demolition is about what stays standing. We work to an engineer's sequence, with temporary works where needed, so the rest of the building is protected.

What's included

  • Removal of extensions and outbuildings
  • Chimney removal
  • Internal structural alterations
  • Temporary propping and support
  • Making safe and weatherproof

Good to know

  • Removing structural elements needs a structural engineer's design and Building Regulations approval.
  • Work on a wall shared with a neighbour falls under the Party Wall etc. Act 1996 — written notice is required.

Questions people ask

Do I need permission to demolish a building?

Often not a full planning application, but in most cases the council must be told at least six weeks before (section 80 of the Building Act 1984), and many demolitions need the council's prior-approval check first. Listed buildings and larger buildings in conservation areas need consent. Our free planning checker gives a first answer.

What about asbestos?

Before demolition, a refurbishment and demolition asbestos survey is required by the Control of Asbestos Regulations 2012. Most asbestos found must be removed by an HSE-licensed contractor before demolition goes ahead.

What happens to the waste?

Materials are separated so more can be recycled, and every load is taken by a registered waste carrier with waste transfer notes you can keep.

Who disconnects the gas, electricity and water?

The utility providers do — we arrange the disconnections before any demolition starts.

Can you demolish just part of a building?

Yes. Partial demolition is done to a structural engineer's sequence, with temporary support where needed, so the rest of the building stays safe.
