Do I need planning permission?

Answer a few questions about your extension, loft conversion, porch, garden room, fence or demolition. We'll tell you what England's rules say is likely — and what else your project will need.

Is the building listed, or in the grounds of a listed building?
Is it in a conservation area, National Park, National Landscape (AONB), the Broads or a World Heritage Site?

Not sure? Our site checker looks it up from the postcode.

"Original" means the house as first built (or as it stood on 1 July 1948) — earlier extensions count.

A typical rear dormer adds roughly 20–40 m³. Your designer can give the exact figure.

A typical single garage is about 40–50 m³; a semi-detached house is several hundred.

How this works

It applies England's householder permitted development rules and the demolition rules to your answers. It is a guide, not a decision — your council can remove these rights in some areas (an "Article 4 direction").

Want certainty?

If your project should be permitted development, you can apply to your council for a Lawful Development Certificate. It isn't compulsory, but it is proof — useful when you sell the house or if a neighbour complains.

Official guidance: Planning Portal — common projects. Rules shown here apply to England only and are general information, not legal advice.
