Building on or near a shared wall, or digging near your neighbour's foundations? The Party Wall etc. Act 1996 says you must tell them in writing first. Fill this in and print the letter.
The rules in brief
- Party structure notice (s.3): at least two months before work starts.
- Line of junction (s.1) and adjacent excavation (s.6): at least one month before.
- Your neighbour has 14 days to reply. If they don't, a dispute is treated as having arisen and party wall surveyors are appointed.
- Work must start within a year of the notice, or the notice lapses.
- An excavation notice must come with plans and sections showing the site and the depth of the foundations.
General guidance for England and Wales, not legal advice. For complex work, use a party wall surveyor. Government guidance: gov.uk — Party Wall etc. Act 1996.
